No. Tenants submit maintenance requests by sending a text message (SMS) to a dedicated phone number. There is no app to download, no account to create, and no login required. This makes it completely frictionless for tenants.

What is RentingAuthority?

RentingAuthority is a maintenance request management SaaS designed for small landlords with 1–5 rental units. Tenants submit requests by SMS. Landlords manage requests via a web dashboard and mobile app. The system auto-categorizes requests, assigns priority, enables vendor assignment, tracks costs, and stores before/after photos.

How much does RentingAuthority cost?

RentingAuthority is free during beta. Paid plans will be announced when the product launches publicly.

How does RentingAuthority categorize maintenance requests?

RentingAuthority uses keyword analysis on incoming SMS messages to automatically categorize requests into categories including plumbing, electrical, HVAC, appliances, structural, and general maintenance. Urgent keywords like 'flood', 'fire', 'gas leak', or 'emergency' are flagged as high priority immediately.

Can landlords track repair costs for tax purposes?

Yes. RentingAuthority lets landlords log costs against each maintenance request. At tax time, all repair costs are tracked and attributable to specific properties and requests, making deductions straightforward.

Is RentingAuthority the same company that previously operated rentingauthority.com?

No. The domain rentingauthority.com was previously operated by a different company for approximately 20 years. The current RentingAuthority is a new, completely unaffiliated business that acquired the domain. We have no connection to the previous operator.

Acceptance of Terms

By using RentingAuthority — whether as a landlord with a dashboard account or as a tenant submitting requests via SMS — you agree to these Terms of Service.

Landlord Accounts

You must provide accurate information when creating an account.
You are responsible for maintaining the security of your account credentials.
You are responsible for ensuring that tenants whose phone numbers you register have consented to receive SMS messages from this platform.
You may not use the platform to harass, threaten, or deceive tenants.

SMS Messaging Terms

Tenants are enrolled in SMS messaging by their landlord. When a landlord registers a tenant's phone number, the tenant receives a one-time opt-in invitation asking them to reply CONFIRM [CODE] to verify enrollment. No maintenance-related messages are sent until the tenant confirms; tenants who reply NO are removed and receive no further messages. All messages are transactional only — enrollment confirmation, maintenance request acknowledgements, and vendor assignment and status updates. We do not send marketing messages via SMS.

Message frequency varies by request activity, typically 1–3 messages per request.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Transmit spam, fraudulent, or abusive messages.
Use the platform to discriminate against any person in violation of applicable law.

Limitation of Liability

RentingAuthority is provided "as is." We make no warranties regarding uptime, accuracy, or fitness for a particular purpose. To the maximum extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the platform.
