About This Service

RentingAuthority is a maintenance request management platform for independent landlords and their tenants, operated by ESTORE TOYS LLC. We are not affiliated with any prior business that may have operated under this domain name.

Information We Collect

  • Phone numbers — Tenant phone numbers are provided by landlords when registering tenants on the platform. Tenants must confirm enrollment via SMS before any maintenance messages are sent.
  • Message content — SMS/MMS messages sent to our number, including text descriptions and photos of maintenance issues.
  • Landlord account information — Name, email address, and phone number provided during account creation.
  • Property information — Property addresses and unit details entered by landlords.

How We Use Your Information

  • To create and route maintenance requests to the appropriate landlord.
  • To send SMS confirmation messages to tenants after a request is submitted.
  • To notify vendors via SMS when they are assigned to a request.
  • To provide landlords access to their maintenance request dashboard.

SMS Messaging

How Tenants Are Enrolled

Tenants are enrolled in SMS messaging by their landlord through the RentingAuthority platform. When a landlord registers a tenant's phone number, the tenant receives a one-time opt-in invitation SMS asking them to confirm enrollment. The message reads approximately:

"Hi [Name]! [Landlord Name] has registered you at [Property Address] on RentingAuthority. Text this number anytime to report a maintenance issue. Reply CONFIRM [CODE] to verify, or NO to decline."

Tenants must reply CONFIRM [CODE] to activate their enrollment. No maintenance-related messages are sent until the tenant confirms. Tenants who reply NO are immediately removed and will not receive further messages.

Message Types & Frequency

All SMS messages sent through RentingAuthority are transactional only — we do not send marketing messages. Message types include:

  • Enrollment opt-in invitation (one-time)
  • Enrollment confirmation (one-time, after replying CONFIRM)
  • Maintenance request acknowledgement (sent when a request is received)
  • Status updates on open maintenance requests

Message frequency varies based on the number of active maintenance requests. Typically 1–3 messages per request.

Opt-Out & Help

  • Reply STOP at any time to unsubscribe from all messages.
  • Reply NO to decline a pending enrollment invitation.
  • Reply HELP for assistance. You will receive a response with support contact information.
  • After opting out, reply START to re-subscribe.

Data Sharing

We do not sell your personal information. We share data only with:

  • Twilio — Our SMS provider, for message delivery.
  • Railway.app — Our cloud hosting provider.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. The service providers listed above process data solely to deliver the service on our behalf.

Data Retention

Maintenance request data is retained for as long as your landlord account is active. Upon account deletion, all associated data is permanently removed within 30 days.
