Getting started: set up your account

RentingAuthority turns tenant text messages into an organized maintenance dashboard. Before tenants can report issues, do a quick one-time setup.

1. Add your properties

  1. Go to Dashboard → Properties and click Add Property.
  2. Enter the property address and the number of units.
  3. Repeat for each property you manage.

2. Add your tenants

  1. Open a property and click Add Tenant.
  2. Enter the tenant's name, mobile number, and unit.
  3. The tenant immediately receives a one-time text inviting them to join. They reply CONFIRM followed by the 4-character code to opt in.
  4. Until they confirm, no maintenance messages are sent. A tenant who replies NO declines and won't be contacted again.
Make sure you have the tenant's consent to text them before adding their number — it's required, and the invitation message makes the opt-in explicit.

3. (Optional) Add your vendors

In Dashboard → Vendors, add the plumbers, electricians, and handymen you work with (name, phone, specialty). You'll be able to assign them to a request in one tap.

Give this number to your confirmed tenants — it's the same for everyone, and the system knows who's texting by their phone number.
